PAST PROJECTS

At Viridis Property Solutions we pride ourselves in maintaining and developing a diverse property portfolio incorporating a range of strategies for different properties. To date with have a wide ranging portfolio comprising of commercial and domestic properties. Our strategies range from small buy to lets, flips, social housing and commercial properties with operating business. Over the years, we’ve worked on dozens of projects, and we strive to learn from each experience in order to deliver high quality results to future clients. AIGBURTH LIVERPOOL

This project was a Commercial unit with a 2 bedroomed flat above. Investment required for this project was £205,000 (£170,000 purchase including fees and a £35,000 refurb including furnishings). We secured the funds from a single investor, in return they received 10% return on investment per annum. To give security to their invesment a charge was placed on this property in their name.
Following the refurbishment works the commercial unit has now been updated boasting greater lettable space and the flat has been extended into the loft and now boast four highly desirable bedrooms, bathroom, kitchen dining area and utility room. 
This particular investor received over £10,000 in interest over 6 months.

SUTTON MANOR WARRINGTON

This project was purchased direct to vendor, a nice 3 bedroomed semi situated on a corner plot. Investment required on this project was £123,558 (£97,074 incl fees + £26,484 refurb), no furnishings where required on this refurbishment as we intended to flip the property quickly after work where complete. We sourced the funds from two investors, the first invested £100,000. For security we placed a charge on the property in the investors name. The second investor invested the remaining £25,000 for which they received a contract stating their terms and conditions of investment. Both investors received 10% return on investment per annum.
This property was then sold for £155,000 after being on the market for 5 days.

SKELMERSDALE

This project was a 3 bedroomed terraced property. Property purchase on this one was direct to vendor through a friend of friend. Investment required was £66,500 in total (£60,000 purchase and fees + £6,500 refurbishment). We secured the investment through a small group of investors who we had some interest from in the past but the timings of that particular investment hadn't panned out. We drew up a contract of terms and conditions for security as the investment was from more than one investor. They received 8% return on investment per annum on this particular project. Once the refurbishment works where complete we now had a four bedroomed property refurbished to a high standard. We then refinanced and let the property out on a room by room basis.

LIVERPOOL COMMERCIAL

This property is a double fronted semi we purchased at auction. Total investment required was £130,000 including fees, acquired through a single investor. For this particular deal we where able to give our investor 10% return on investment per annum. This property was purchased with a business operating within but their contract was up for renewal. Following some renegotiation of the contractual terms with the business we were able to refinance this property  on more preferable rates and return our investors money after 6 months + £6500 interest. The investor then recycled their investment plus the interest gained into another project. Following this method of compounding interest you would be surprised how quickly your investment stacks up.

After extensive renovation, this property is tenanted and has been revalued. Our investor has received 8% interest on their investment after 12 months.

GRANBY ST LIVERPOOL - A 6 BED HMO & 2 COMMERCIAL UNITS

March 2021

This Property has been refurbished throughout and is now fully tenanted. Our investor received 10% ROI on this particular deal.
